Dubai’s $10M-Plus Villa Market Surges As 55 Homes Sell in Just Three Months

Dubai recorded 55 villa sales worth at least $10 million during the third quarter of 2026, as wealthy buyers continued to target the emirate’s most exclusive residential properties despite a slowdown in the wider luxury market.

Villas accounted for approximately 64 per cent of the 86 residential transactions valued at $10 million or more between July and September, according to new research from property consultancy Knight Frank.

The deals underline the continued appeal of high-end houses, with gardens, private pools and outdoor space increasingly central to the appeal of Dubai’s luxury residential market.

The 86 transactions generated AED 5.77 billion ($1.57 billion), taking the total number of $10 million-plus residential sales during the first nine months of 2026 to 412, worth approximately $6.67 billion.

However, the third quarter recorded a 34 per cent drop in transaction volumes compared with the 131 sales registered during the second quarter, while activity was also below the 103 transactions recorded in the same period last year.

The figures suggest that, while Dubai continues to attract buyers at the top end of the property market, geopolitical uncertainty is beginning to influence purchasing decisions.

Faisal Durrani, partner and head of research for MENA at Knight Frank, said the ongoing regional conflict was the biggest drag on overall market activity.

“Despite the exceptional geopolitical backdrop across the region, Dubai’s luxury homes market has continued to record high volumes of sales during Q3, albeit these are lower than this time last year,” he said.

Durrani added that prices across Dubai’s 10 prime neighbourhoods had declined by 5 per cent between the second and third quarters, marking their first quarterly fall since 2020. Prime transaction volumes were 29.4 per cent lower than a year earlier.

Palm Jumeirah leads Dubai’s $10m-plus property market

Palm Jumeirah remained the leading destination for ultra-luxury homes, recording 27 transactions worth AED 2.01 billion ($546.7 million) during the third quarter.

The island accounted for approximately 31 per cent of all residential sales above $10 million and 35 per cent of their combined value. Its largest deal of the quarter was a property transaction worth AED 260 million.

Louis Harding, partner and head of UAE residential at Knight Frank, said the island was becoming increasingly attractive as prices softened.

Values on Palm Jumeirah have fallen by 9.1 per cent over the past 12 months, bringing prices to AED 4,083 per square foot, according to the consultancy.

Harding said buyers were primarily seeking permanent residences or holiday homes rather than properties to flip for short-term profit. Overall sales volumes on the island, however, were down 37 per cent compared with last summer.

Elsewhere, Jumeirah Second recorded 10 sales worth AED 594.9 million ($162 million), while Emirates Hills registered seven transactions valued at AED 542.5 million ($147.7 million).

Dubai Hills Estate and Jumeirah Golf Estates each recorded six sales, worth AED 574.9 million ($156.6 million) and AED 330.1 million ($89.9 million), respectively.

Dubai’s most expensive homes still attract buyers

The market’s uppermost tier remained significant, with 13 transactions exceeding $25 million during the quarter. These generated AED 1.84 billion ($499.7 million), accounting for nearly 32 per cent of the value of all $10 million-plus sales.

Palm Jumeirah recorded five of these transactions, while Dubai Hills Estate and Emirates Hills each registered two.

September was particularly notable for the biggest deals. Although transaction volumes fell to 18, compared with 36 in July, sales above $25 million reached AED 849.5 million, accounting for approximately 52 per cent of the month’s total $10 million-plus residential sales value.

Overall, Dubai recorded 412 transactions above $10 million between January and September, compared with 357 during the same period in 2025.

The figures point to a market in which demand for prime villas and trophy homes remains substantial, even as geopolitical uncertainty and softer prices test the confidence of luxury property buyers.
