Dubai is set to get a new landmark office tower bearing one of America’s most famous family names, with real estate developer LMD unveiling plans for the 400-metre Christian A. Rockefeller Business Tower.
The 87-storey development, which will mark the global real estate debut of the Christian A. Rockefeller brand, is being positioned as a new kind of corporate address.
It will combine premium offices with hotel-style hospitality, wellness facilities, restaurants and business lounges.
Scheduled for completion in the second quarter of 2031, the Grade-A commercial tower will feature four collections of offices and five dedicated amenity floors, including two focused on health and fitness.
The project is being developed in partnership with Christian A. Rockefeller, a sixth-generation descendant of the Rockefeller family represented by Iconique Living Group. UAE consultancy Devmark will lead sales and marketing.
Hamad Al Abbar, managing partner of LMD UAE, said the project reflected the developer’s confidence in Dubai’s future as an international business centre.
“This approach to the hotelification of office space draws on our experience in delivering integrated, hospitality-led destinations across Europe, Egypt and the UAE,” he said.
The concept aims to extend the workplace experience beyond the traditional office, allowing businesses and employees to access fitness facilities, spa treatments, dining venues and corporate entertainment spaces within the same building.
The Rockefeller name has long been associated with American business, investment and urban development.
Christian A. Rockefeller said Dubai was chosen for the brand’s first building because of the emirate’s emphasis on investment, architectural ambition and long-term value.
“A global debut is not about visibility; it is about readiness,” he said.
“My family, across many branches, has historically been associated with long-term thinking, building institutions, infrastructure and cities designed to last, and my work today is a reflection of that mindset.”
He added that LMD offered the right combination of experience and vision to bring the concept to Sheikh Zayed Road.
The project also marks the first step in a planned international rollout of the Christian A. Rockefeller brand, according to Daniel Kormann, managing director of Iconique Living Group.
Devmark chief executive Sean McCauley said the tower would offer a combination of location, office configurations and amenities that distinguished it from other commercial developments in Dubai.
The site sits between Business Bay and Burj Khalifa/Dubai Mall Metro stations, placing businesses within reach of Downtown Dubai, the Dubai International Financial Centre (DIFC) and Business Bay.
The tower’s hospitality-inspired design begins with a triple-height arrival lobby featuring artwork and a water installation. Retail outlets will occupy the ground and first podium levels, while cafés and restaurants are planned for the second podium.
The wellness offering includes a spa with treatment rooms, sauna and steam facilities, ice rooms and relaxation areas. Outside, employees will have access to an infinity pool, padel court, meditation area and landscaped retreat.
A dedicated fitness hub will provide cardio and strength-training equipment, functional training areas and studios for activities including yoga, Pilates, spinning and martial arts.
At the top of the building, Level 87 will house a sky business centre featuring co-working spaces, meeting rooms, podcast studios and private call pods.
A ballroom, outdoor terrace and Observatory pool will also provide venues for corporate events and hosted gatherings.
The tower’s curved, ribbed glass façade, planted terraces and pointed crown will give it a distinctive profile on Sheikh Zayed Road. Interiors designed by Bahrain-based International Design Associates will combine Art Deco influences with Manhattan loft aesthetics and contemporary New York design.
Office options will range from individual units to half-floor and full-floor configurations. The Presidential collection, occupying full floors between Levels 71 and 80, will start at approximately 11,541 square feet and include private terraces.
The building will feature 23 elevators, including high-speed double-decker lifts, and more than 1,100 parking spaces.
LMD has not disclosed pricing in the launch announcement. The development is now available for sale through Devmark, with prospective buyers able to visit the sales centre at Anantara Business Tower in Business Bay.
