A new AED1.2bn ($327m) waterfront residential development in Sharjah attracted expressions of interest equivalent to 150 per cent of its available homes within an hour of launch, according to developer Alef Group.
Seef Residences, located in Al Khan, comprises 862 residential units across five buildings, with one-bedroom apartments starting at AED895,000 ($244,000).
The developer said the expressions of interest were registered during the project’s official launch on October 20 at Al Jawaher Reception and Convention Centre in Sharjah, which attracted more than 2,000 attendees.
The 150 per cent figure represents expressions of interest relative to the number of homes available and does not indicate completed property sales.
The development is expected to be completed on September 30, 2030.
Alef Group announced the following launch prices for Seef Residences:
The development also includes four-bedroom residences and a limited collection of penthouses, although starting prices for these property types were not disclosed.
Set across approximately 30,287 square metres of land, Seef Residences occupies a peninsula at the gateway to Al Mamzar Lake, Al Khan Lagoon and the Arabian Gulf.
The project includes approximately 100 metres of direct beach frontage, 150 metres of canal waterfront and 125 metres along Al Khan Lagoon.
Three of its five residential buildings will directly face the beach, while two will be elevated above a three-level podium.
The wider development will include landscaped gardens, swimming pools, leisure facilities and a publicly accessible waterfront promenade with approximately 1,500 square metres of retail and food and beverage space.
The launch comes as Sharjah’s property market continues to record growth.
According to data from the Sharjah Real Estate Registration Department cited by Alef Group, the emirate recorded AED46.8bn ($12.74bn) in real estate transaction value during the first nine months of 2026.
This represented an increase of 5.6 per cent compared with the corresponding period in 2025.
Sharjah recorded 91,560 real estate transactions between January and September, including 24,749 sales transactions.
Al Khan, where Seef Residences is located, accounted for 1,581 sales transactions worth approximately AED2bn ($544m), placing it among Sharjah’s most active districts by sales volume.
Raed Kajoor Al Nuaimi, CEO of Alef Group, said: “Sharjah continues to strengthen its position as a destination for living and investment, supported by confidence from local and international buyers. The emirate’s continued investment in infrastructure and urban development reflects a clear ambition for its future. At Alef, we see our role as contributing to that ambition through projects shaped around the needs of residents and the wider community.
“Buyers are becoming more considered in how they define value. They are looking beyond the individual residence to how effectively the wider development supports daily life, how much it simplifies everyday routines, and how accessible their needs are.”
The Al Khan development will offer direct beach access, waterfront views and landscaped communal spaces.
Planned facilities include:
Alef Group said the project would provide access to destinations in Sharjah and Dubai, with the Dubai border approximately 10 to 15 minutes away.
The developer also listed approximate journey times of 22 to 25 minutes to Sharjah International Airport and 30 to 40 minutes to Mall of the Emirates.
The project is positioned to benefit from wider transport improvements in Sharjah, including AED750m ($204m) in road development projects announced by His Highness Sheikh Dr. Sultan bin Mohammed Al Qasimi, Supreme Council Member and Ruler of Sharjah, to strengthen connections between Sharjah and Dubai.
Seef Residences is scheduled for completion on September 30, 2030, expanding Alef Group’s residential portfolio in the emirate.
