Dubai’s real estate story is usually told through skylines: Downtown Dubai, Dubai Marina, Emaar Beachfront and the like. But the market’s most interesting growth is on the city’s edge, where families can enjoy the luxury of space, greenery and community. The Valley by Emaar is built for that shift, balancing modern comfort with a calmer pace of life.
Emaar unveiled The Valley in November 2019 as an AED 25 billion master development, with the ambition of creating a pioneering, self-sustained town where infrastructure is built around community and convenience.
The early results have been very encouraging. The residential clusters Eden and Talia, introduced to the market at launch, were sold out within weeks, and resale values for delivered homes are rising, rewarding early off-plan buyers.
Additionally, delivery has kept pace. The phase one clusters Eden, Nara, Talia and Orania are fully handed over and lived in, while handovers are under way for homes in residential clusters Elora, Farm Gardens and Lillia. In all, 2,354 homes are complete as of this eyar. For investors, that is the strongest proof of concept: real tenants, real resale data and a track record that gives future off-plan buyers confidence.
The Valley is not a one-phase story. Several further residential clusters are construction-complete or close to it, with handovers beginning in the coming months. Behind them sits a much larger release of villas and townhouses in two more large-scale phases, each with water features and its own large, connected Central Park. With each phase more established than the last, The Valley follows a pattern that has historically lifted values for early buyers.
The Valley sits directly on Dubai-Al Ain Road, with access fully operational. It is located five minutes from the Sevens Stadium, eight minutes from Dubai Outlet Mall, and 25 minutes from Downtown Dubai and Dubai International Airport.
Lehbab Road, now under construction, adds a second major route, which is set to become a developing corridor linking Dubai-Al Ain Road to Abu Dhabi and Al Maktoum Airport. Inside the masterplan, an internal boulevard built to RTA standards connects every community and amenity. For investors, strong access supports rental demand, shortens void periods and tends to improve as surrounding corridors mature.
The name comes from a green ribbon of landscape running through the masterplan’s 6.3 million square meters. More than 1.74 million square meters is given over to open space, with a 14 km jogging track and 48 km of cycling tracks starting at the front door. The masterplan offers more than 60 amenities in total.
The signature attractions are Golden Beach and one of the world’s largest mini golf courses, with a total surface area of 7,411 square meters consisting of 18 lanes and a practice area with 10 holes. Beyond them sit playgrounds, Kids’ Dale, the Sports Village, zen yoga corners, skate parks, sunken lawns, lakeside pavilions, multi-use game areas, pump tracks, outdoor gyms, parkour areas and Falaj play areas. The second phase’s Central Park adds a topographic theme for outdoor adventure, while the third phase’s park draws on the natural wonders of Emirati landscapes.
Daily needs are covered too. The Pavilion has more than a dozen stores, and The Valley Town Centre, Emaar’s future mall, is expected to be completed by the end of 2028. A Juma Mosque is already serving residents, with a larger one for over 1,000 worshippers on the way. Fourteen clubhouses offer adult and shaded kids’ pools, gyms, yoga studios and multipurpose rooms, all a short walk from home.
Homes at The Valley are built on generous plots that add value for money, including townhouse plots big enough for swimming pools, a rarity at this level. Early clusters have delivered 30 to 40 per cent appreciation after completion. As of September 2026, Property Monitor (the UAE’s leading real estate technology and market intelligence provider) reports average price per square foot rose from AED 804 in 2022 to AED 1,589 in 2026, a substantial 97.6 per cent increase in just four years.
The Valley offers what suburban investors want: a trusted developer, an attractive entry price, spacious homes with resale evidence and a long, phased pipeline. This masterplan is a grounded opportunity, where the best returns come from families moving in and staying to enjoy the expansive, iconic Dubai lifestyle that Emaar has to offer.
